Investment real estate
I'm a licensed real estate agent in California, and I build software. For investors, I put that together: I run every listing in a search through a deal-analysis tool I wrote and send you the few that pay for themselves once taxes, insurance, vacancy and repairs are counted.
How it works
- You tell me where you want to buy, your budget, your down payment, and what you're trying to do: hold a rental, live in one unit, renovate and refinance, or flip.
- I pull every active listing that fits and analyse each one, not just the handful that look good in photos.
- You get a short report on the ones that work, with the cash flow, the rent each unit needs to break even, typical rents nearby, and the listing details.
- If one is worth pursuing, I represent you through the tour, the offer and closing, and we keep the numbers in front of us the whole way.
What I look at
Most listings don't cash-flow, and most investor calculators hide that by leaving things out. I count property tax at the price you'd pay rather than the seller's old bill, real insurance quotes, vacancy, and money set aside for the roof and the furnace.
That works for single-family rentals and 2–4 unit buildings, where each unit's rent matters, and for house hacks, where you live in one unit and the others help with the mortgage. For a renovate-and-refinance plan, I work out how much of your cash stays in after the refinance. For a flip, I estimate the after-repair value from nearby sales and the most the work can cost before the profit is gone.
Each analysis also shows what happens if rents drop, a unit sits empty, or insurance doubles, and the offer price where the deal starts to make sense.
